Either the panels are loose, cut wrong or missing support on a wide overhang, or the wood they hang from is wet or rotted. A sag along the front edge with a sagging gutter usually points to rotted fascia.
Get My Free Estimate →A sagging soffit means one of two things. Either the panels are loose, cut wrong or missing support, or the wood they hang from has gotten wet and is giving way.
The first is a simple repair. The second means water is reaching the roof edge, and this guide helps you tell which you have. Buckshot repairs soffit and fascia across Madison from our office on North Sherman Avenue.
What holds a soffit up
Soffit covers the underside of the roof overhang, between the fascia board at the front and the wall of the house. On most homes it is vinyl, aluminum or painted wood, and vented soffit is also where the attic draws in fresh air.
Vinyl and aluminum panels slide into channels along the wall and the fascia. Many manufacturers call for an extra nailing strip in the middle once an overhang is wider than about 16 inches, and about a quarter inch of room in each channel so panels can grow in summer heat.
Wood soffit is usually plywood or boards nailed to short framing pieces called lookouts, which run from the rafter ends back to the wall. Our guide to vented vs solid soffit covers the types.
What the sag tells you
Where the soffit sags, and what it looks like, points to the cause.
| What you see | Likely cause | What it takes |
|---|---|---|
| Panels bowed down between supports on a wide overhang | No middle nailing strip | Panel repair |
| Panels wavy in summer and flatter in winter | Panels cut too tight to expand | Panel repair |
| Panels slipped out of the channel at the wall | Panels cut short, or a loose channel | Panel repair |
| Sag along the front edge, with a sagging gutter | Fascia rotted or pulled loose | Wood repair |
| Plywood drooping, stained or peeling | Water soaking the wood from above | Wood repair and a water fix |
| Panels pushed down or chewed at one spot | Squirrels or other animals getting in | Repair and animal-proofing |
Panel problems: loose, tight or unsupported
Vinyl soffit sags most often because of how it was installed. On a wide overhang with no middle nailing strip, long panels droop under their own weight, and the sag grows each summer as the vinyl warms.
Panels cut too long have no room to grow, so they bow down when the sun heats them. Panels cut too short can slip out of the channel at the wall and hang open, which also lets birds and insects in.
These panels are often reused. They are pulled, trimmed to leave room for movement, supported with a nailing strip where the span needs one, and reset.
Rot and water: the sag that matters
A soffit that sags along the front edge usually follows the fascia. Fascia rots when water gets behind the gutter or under the roof edge, and as it softens it lets go of the soffit channel and the gutter hangers together.
Look for these signs that the sag comes from water rather than the panels.
- Peeling paint, dark streaks or soft spots on the fascia board
- A gutter that sags, overflows or pulls away at the same spot
- Stains or drips on the soffit after rain or a thaw
- Ice building at that eave every winter
- Plywood soffit that is spotted, flaking apart or soft when pressed
Overflowing gutters spill behind the fascia, ice dams push meltwater back under the roof edge, and a missing drip edge lets rain run behind the gutter. Our guides to water dripping from the soffit, ice dams and frozen downspouts in Madison explain each source.
Ice dams are most common on older Madison homes, particularly around the Isthmus, so check the wood behind a sag there before new panels go up. Our Madison roof repair crews fix the ice dam cause, and our guide to fascia repair in Madison covers the fascia side.
Other causes: animals and wind
Squirrels, raccoons and birds push soffit panels down to get into the attic. A sag at one spot with chewed or bent edges points to an animal, and our guide to animals getting into the roof and attic covers what to do first.
High wind can pull loose soffit panels down, often in the same storm that strips siding. Our guide to siding that blew off in the wind covers that damage.

Is a sagging soffit dangerous?
A loose panel can fall, especially in wind, and an open soffit lets animals, insects and blowing snow into the eave. The bigger risk is usually behind it, because rot that starts at the fascia spreads into the soffit framing and the roof deck at the eave.
A sag caused by panels alone can wait for a convenient repair. A sag with soft wood, stains or a sagging gutter should be checked before the next freeze, because ice adds weight to a fascia that is already weak.

Free on-site inspection · Family-owned since 1979How a sagging soffit is repaired
- Find the cause. The soffit, fascia, gutter and roof edge above the sag are checked together, and a panel is pulled so the wood behind it can be seen.
- Repair the wood. Rotted fascia, lookouts and rafter ends are cut out and replaced, so the new soffit and the gutter hangers have something solid to hold.
- Reset or replace the panels. Loose and bowed panels are trimmed, supported with a nailing strip where needed, and reset with room to expand. Damaged panels are replaced, with vented panels where the attic needs intake air.
- Stop the water. Gutters are re-hung and re-pitched as part of gutter repair, a missing drip edge is added, and attic causes of ice dams are addressed.
- Protect the fascia. New fascia can be wrapped in aluminum to keep water off the wood, and the whole roof edge is replaced where the rot is widespread.
Our soffit and fascia crews work in wood, aluminum wrap and vinyl. For prices, our guide to soffit and fascia replacement cost lists Madison-area ranges.
