What actually moves your price

  • Squares and pitch. Roofers price by the square (100 sq ft). Above roughly a 7/12 pitch, production slows and cost climbs.
  • Tear-off layers. Two layers means double disposal and double labor.
  • Decking condition. The wildcard. Old plank decking with wide gaps, or sheathing soaked by an ignored leak, has to come off. Insist that replacement decking be priced per sheet, in writing.
  • Ice-and-water shield. A self-adhering membrane at eaves and valleys. In eastern Iowa we treat it as standard, because ice dams are an annual event.
  • Ventilation corrections. Undersized intake, or a scrambled mix of ridge and box vents, cooks shingles from below and can void warranty claims.
  • Shingle grade. Three-tab is rarely specified for replacements here anymore, though it is still stocked for rentals and budget work. Architectural shingles are the default. Class 4 impact-rated shingles cost more up front and may earn a policy discount worth asking your agent about. Those discounts vary by carrier, are not required in Iowa, and are not guaranteed, so get it confirmed in writing before you count on the savings.
  • Gutters, fascia, siding and windows. Hail rarely hits only the roof. Dented wraps and gutters belong in the same conversation.

Can I just shingle over the old roof?

Sometimes it is legal. It is almost always the wrong call. Iowa's residential code allows a recover only over a single layer of shingles in sound condition, and prohibits it over two or more layers, over wet or buckled decking, or over shingles already damaged by hail.

Even when a recover passes inspection, you give up the part that matters most: nobody ever sees the decking. You cannot install ice-and-water shield at the eaves without stripping. Old bumps and the layer beneath telegraph through. Manufacturers routinely reduce or void warranty coverage on a recover. You save maybe 10-15 percent and buy a roof you cannot verify.

Repair or replace? A simple age-based framework

Start with the roof's age, then look at how widespread the damage is.

  • Under 10 years, isolated damage. Repair, and check whether a workmanship warranty still applies.
  • 10-15 years, one slope. Repair is usually reasonable if surrounding shingles are still flexible and well sealed.
  • 15-20 years, multiple slopes. Lean replacement. Shingles this age get brittle, discontinued colors are hard to match, and every repair nail disturbs a seal that will not re-bond well.
  • Over 20 years, any real storm damage. Replace.
  • Any age, three or more leaks in different areas. That is a system problem, not a patch problem.

Properly installed standing-seam metal is the long-horizon option if you plan to stay in the house.

Cause of loss drives the claim, so the difference is worth ten minutes.

Hail damage shows as random circular bruises, dents and spatter with granule loss exposing black mat. The first thing an adjuster checks is not the shingles. It is soft metal: dents on gutter aprons, downspouts, roof vents, furnace flues, window wraps and AC condenser fins. Hail does not aim. If it hit, it hit everything.

Wind damage shows as creased shingles, lifted or missing tabs, broken seal bonds and torn ridge caps, usually concentrated on one or two exposures. Adjusters count damaged shingles per slope and check whether the crease fractured the mat.

Ice dams and freeze-thaw are the third force. Our winters swing hard across 32 degrees, snowmelt refreezes at the eave, water backs under shingles and stains ceilings in January. That is almost always an insulation and ventilation problem wearing a roofing costume, and it is rarely a covered claim.

Why the distinction matters:

  • Many Iowa policies now carry a percentage-based wind and hail deductible (often 1-2 percent of dwelling coverage) instead of a flat dollar amount. On a $350,000 home, 2 percent is $7,000. Read your declarations page before you file.
  • Some policies apply a cosmetic damage exclusion, or pay roofs past a certain age on ACV only, even when the rest of the home is on replacement cost.
  • Wear and tear, defects and bad installation are never covered. A storm-chaser install failing on its own is a workmanship issue, not a claim.

Two situations we see over and over here

Details anonymized, but the patterns repeat across Cedar Rapids, Marion and Hiawatha.

A Marion story-and-a-half, shingled in late 2020. By year four the south slope shingles were sliding. Nails had been driven above the nail line, so the shingles were hanging on sealant, not fasteners. The ridge vent was installed over decking where the slot had never been cut open, so the attic had a vent that vented nothing. At the valley we found stained, soft sheathing and no ice-and-water shield. The homeowner's "lifetime warranty" paperwork named a company that no longer answered a phone. None of that was a claim. It was workmanship, and it came out of pocket.

We walked the roof with the adjuster and photographed hail spatter on the furnace flue, dents across the gutter aprons and bruising on three slopes, plus the AC condenser fins. The written supplement included measurements, drip edge, ice-and-water at the eaves and ridge ventilation. The scope moved from a one-slope repair to a full replacement with gutters.

If you have noticed a ceiling stain, a spongy spot underfoot or grit in your gutters, that is worth a free look. No cost, no pressure, and we will tell you plainly if you have years left.

How long do you have to file, and is derecho damage still claimable?

Short answer: recent storms, yes. August 2020, almost certainly no.

Your policy requires prompt notice, usually worded "promptly" or "as soon as practicable." Most Iowa homeowners policies also contain a suit-limitation clause giving you one to two years from the date of loss to bring an action. Five-plus years past the derecho, a brand-new claim for that event is very unlikely to be paid or enforceable.

Three exceptions worth a phone call today:

  • You have an open or unresolved claim from that era. Talk to your adjuster now, in writing.
  • You took an ACV check and never completed the work. Recoverable depreciation carries its own deadline, often 6-12 months from the loss or from the ACV payment. Some carriers will grant an extension if you ask before it lapses.
  • You have newer damage stacked on top of old. Hail and wind since 2020 are their own losses with their own clocks.

Do not guess. Pull your declarations page, read the "Your Duties After Loss" and "Suit Against Us" sections, and call your agent.

Cedar Rapids permits, inspections and code

A residential reroof needs a permit. The City of Cedar Rapids Building Services division handles it inside city limits, and Marion, Hiawatha, Robins and unincorporated Linn County each run their own process.

Your contractor should pull the permit in their own name, and it should appear on the contract or invoice. Fees for a reroof are minor compared to the job. The value is the paper trail: a final inspection is third-party confirmation that the layers, fasteners and ventilation met code, which protects you at resale and in any dispute. A crew that wants to skip the permit is telling you they do not want their work looked at.

Iowa insurance claim basics worth knowing

ACV vs RCV. Actual cash value is replacement cost minus depreciation. Replacement cost value is the full cost to replace. On an RCV policy the carrier issues the ACV check first and holds back depreciation.

Recoverable depreciation. That held-back money is released after the work is complete and you submit final invoices. This is where homeowners lose real dollars. Take a cheap cash job, skip documentation, and you often forfeit thousands you were entitled to.

Your deductible is yours. Iowa Code 103A.71 prohibits a residential contractor from paying, rebating or advertising to absorb your insurance deductible. Anyone offering to make your deductible disappear is telling you what kind of company they are.

Right to cancel. Under that same section, if your insurer gives written notice that all or part of the claim is not a covered loss, you may cancel a storm-repair contract within 5 business days of receiving that notice. Any contract handed to you the week after a hailstorm should say so on its face.

Warranties: ours, the manufacturer's, and what voids them

Two separate warranties come with a new roof, and homeowners mix them up constantly.

Manufacturer (materials). Most architectural shingles carry a "limited lifetime" warranty with a non-prorated period, commonly the first 10-15 years, after which coverage steps down. Enhanced system warranties, the ones that also cover labor for a set term, are only available through manufacturer-certified contractors and only when the full system goes on (starter, underlayment, shingles, ridge cap, ventilation). That certification tier is what homeowners are asking about when they search GAF Master Elite. Coverage typically transfers once to a buyer if the transfer is registered inside the manufacturer's window, often 60 days after the sale.

What voids materials coverage: a recover over old shingles, inadequate ventilation, mixing another maker's components into a system warranty, pressure washing, and later work by someone else that damages the roof.

Workmanship (labor). This is the one that actually fixes a leak. Ask every bidder for the term in years, in writing, on the proposal, and ask who honors it. Ours is stated on our contract, and our own people come back on it. We are not routing you to a sub you never met.

What you can safely check from the ground before you call

Please do not climb on your roof. Wet or hail-bruised shingles are slick, granules act like ball bearings, and we would rather quote a roof than visit a hospital.

From the driveway and inside the house:

  • Piles of granules in gutters, at downspout outlets or in the driveway splash zone
  • Missing tabs, dark patches or shingles visibly lifted along ridges and rakes
  • Dents on gutter aprons, downspouts, window wraps, the furnace flue cap and AC condenser fins
  • Ceiling or wall stains, especially near chimneys, bathrooms and exterior walls
  • Daylight or dark stained wood visible from inside the attic
  • Nail pops or a spongy feel where a soffit or fascia meets the wall

Photograph what you find and note the storm date. That is genuinely useful to an adjuster.

Paying for roofing in Cedar Rapids without an insurance check

Plenty of roofs here are simply worn out with no storm behind them. That does not mean writing one large check.

What the job is like, and how fast we can really get there

Most homes here tear off and go back on in one to two working days. Large, steep or heavily cut-up roofs run three to five. Iowa weather can add a day, and we would rather delay than leave a roof open ahead of a squall line.

Expect a dump trailer on protective boards in the driveway, landscaping and AC units tarped before tear-off, magnetic nail sweeps at the end of each day and again at final walkthrough, and real noise directly over your ceiling. You do not need to be home, but stay reachable. If we open the decking and find rot, you get a call and a photo before we spend your money.

  1. Are you registered with the State of Iowa, and can I see current insurance certificates? Any contractor doing more than $2,000 of construction work in Iowa in a calendar year must register with the Iowa Division of Labor, and out-of-state contractors must post a bond. You can search the Division of Labor's public contractor registration list by company name, or call them to confirm. Registration is not a skill license, it is a minimum. For insurance, ask that the general liability and workers' comp certificates be sent to you directly from their agent, with your address as certificate holder, so you know they are current.
  2. Did your company exist before this storm, and where is your permanent office? Magnetic door signs and a motel address are the pattern to avoid.
  3. Who is on my roof, your crew or a sub you met last week?
  4. What is your workmanship warranty, in years, in writing, and who honors it?
  5. Is decking priced per sheet? Is ice-and-water shield in the scope? What ventilation are you installing?
  6. Will you pull the permit in your name, and will there be a final inspection?
  7. Will you be on-site with my adjuster?

Never pay in full up front, and never sign a blank insurance authorization that lets a company do whatever the claim allows without your approval of the scope.
