If you own a cedar roof in Madison, you already know the hard part: finding someone who will actually work on it. Most crews around Dane County are set up for asphalt shingles and will either pass on cedar or install it like asphalt, which is worse than passing.
Here is the short version. Cedar spot repair in the Madison market usually runs about $450-$2,500. A full restoration (soft wash, treat, replace broken shakes, re-flash) commonly lands between $2,500 and $6,500. A full cedar replacement typically runs $850-$1,800 per square installed, or roughly $22,000-$50,000 on an average home. Maintained cedar lasts 30-40 years here. Neglected cedar gives you 15-25.
Now the details, because with cedar the installation decides everything.
What a Cedar Roof Needs That an Asphalt Roof Does Not
Cedar is a breathing material and asphalt is not. Every difference comes back to that one fact.
It has to dry from underneath. Cedar absorbs moisture and then releases it. Nail it flat to solid plywood over synthetic underlayment and the back side never dries, so the wood rots from the inside out. Traditional installs use spaced sheathing (1x4 or 1x6 boards laid with gaps, sometimes called skip sheathing) so air moves behind the wood. Over solid decking we install a ventilation mat, often called a cedar breather, to create that air space. The failed cedar roofs we tear off with no ventilation behind them are usually 15-20 years old, not 35. That is nearly always the pattern in our experience.
Open sheathing is not an open roof. People hear "gaps" and picture holes. Every point on the roof is covered by roughly three layers of wood, the joints are offset at least 1.5 inches course to course so no keyway ever lines up with the one below it, and on shakes an 18-inch felt interlayment sits between courses. Water that gets into a keyway lands on felt or on the solid part of the shake below and runs right back out.
Stainless steel fasteners only. Cedar's natural tannins corrode electro-galvanized nails. We use 304 or 316 stainless ring-shank nails, two per shake, driven flush and never overdriven. Black streaks bleeding down from every nail head on a 12-year-old roof is the classic tell that somebody used the wrong nail.
Correct exposure and layout. 24-inch hand-split shakes are typically laid at 10 inches of exposure, 18-inch shakes at 7.5 inches. Cedar shingles run about 5 inches for 16-inch and 5.5 inches for 18-inch on a 4:12 or steeper pitch. Keyways get 1/4 to 3/8 inch so the wood can swell without buckling. Those numbers are not decoration. They are how the roof sheds water.
No pressure washing, ever. A pressure washer blasts off the soft outer fibers and the oils that keep cedar weather-resistant, and it forces water up under the courses. We have been called out to roofs that were "cleaned" two summers earlier and were shedding shakes by the time we got there.
Ice-and-water protection where Wisconsin demands it. Dane County ice damming is real. Eaves, valleys and low-slope transitions get membrane, but the field still has to breathe. Balancing those two is where inexperienced crews get in trouble.
Cedar Shakes vs Cedar Shingles (and Fire-Treated Cedar)
Cedar shingles are sawn on both faces. They lie flat and uniform and are common on older Madison bungalows, Tudors and sidewall work. Grade matters: No. 1 Blue Label is 100% heartwood, edge grain and clear. Look for the Cedar Shake and Shingle Bureau Certi-label on the bundle. Anything less on a Wisconsin roof is a mistake.
Cedar shakes are thicker and rougher, either hand-split (deep, irregular shadow lines) or tapersawn (split face, sawn back, more uniform). Medium is about a 1/2 inch butt, heavy about 3/4 inch. Heavy tapersawn is the workhorse for our climate: more wood, better freeze-thaw tolerance, better hail performance.
Treated cedar comes in two kinds people mix up. Preservative-treated (CCA) resists decay and carries a longer manufacturer warranty on the wood. Fire-retardant-treated (FRT) is pressure-impregnated and carries a Class B rating on its own, Class A as part of a listed assembly. If fire is your concern, or your insurer's, FRT is the honest answer rather than a reason to walk away from wood. It costs more, and we price it so you see it.

Real Cost Ranges for Cedar Roof Work in Madison
These are honest working ranges, not quotes. Pitch, access, layers and hidden deck rot move them.

Permit. The City of Madison requires a building permit to replace a roof covering. We pull it in our name and show the fee as a line item, not a mystery. Pulling it requires a state DSPS Dwelling Contractor Certification, so it is also a decent legitimacy check on any bidder.
How people actually pay for it. At $22,000-$50,000 this is a real financial decision, so here is the mechanism. Normal structure is a modest deposit when material is ordered (cedar is often special order, so that deposit covers wood, not labor), a progress payment, and the balance on completion after you have walked the job. Nobody should ask you for a large cash payment before anything is ordered.
For financing we use third-party home-improvement lenders. These are unsecured installment loans, so no lien and no equity draw, and they come in two flavors. Promotional plans (for example no interest if paid in a set number of months) are deferred-interest products: miss the promo window and interest can be charged back to day one. Fixed-term plans spread a project over 5-15 years at a set rate, which is how a $30,000 cedar roof turns into a monthly number rather than a lump sum. Be aware that low-rate plans carry a dealer fee the lender charges the contractor, which is normally built into the price. Ask us for the cash price and the financed price side by side. One more protection: under Wisconsin law a residential contractor cannot pay, waive, absorb or rebate your insurance deductible, and cannot advertise that they will. Anyone who offers is telling you how they treat rules generally.

Talk to Your Insurance Carrier Before You Re-Cedar
This is the biggest real-world issue with cedar in Wisconsin, and most articles skip it.
Wood roofs have gotten harder to insure. Depending on the carrier you may see a wood roof surcharge, a refusal to write a new policy on untreated cedar, a requirement for fire-retardant material, or a roof schedule that settles wood roofs past a certain age at actual cash value (ACV, meaning depreciated) instead of replacement cost value (RCV). An ACV settlement on a 24-year-old cedar roof can leave a very large gap between the check and the invoice.
None of that means you cannot have cedar. It means one phone call to your agent first:
- Will you insure a new wood roof on this home, and is there a surcharge?
- Will it settle at RCV or ACV, and at what roof age does that switch?
- Does fire-retardant-treated cedar change your answer?
Get it in an email. If the answers are ugly, a Class 4 synthetic shake starts to look smart, because several carriers writing in Wisconsin offer an impact-resistant roof credit on the wind and hail portion of the premium for a UL 2218 Class 4 roof. It varies, it is not automatic, and we will not promise you a discount.
How Long a Cedar Roof Lasts in Madison's Freeze-Thaw
Maintained cedar in south-central Wisconsin realistically gives you 30-40 years. Unmaintained cedar gives you 15-25.
The reason is our climate. Cedar takes on moisture, then we freeze and thaw dozens of times between November and April. Water in the wood expands, fibers separate, and shakes cup, split and curl. Moss and lichen make it far worse because they hold water against the wood for weeks.
That is why north slopes and anything shaded by mature oaks and maples in Madison's older neighborhoods fail first. We regularly see roofs where the south slope has 15 good years left and the north slope is done. Sometimes we replace one slope and leave the other alone.
Snow, Ice Dams and Heat Cable on Cedar
Skip the heat cable. The clips and staples puncture shakes, the cable traps needles and grit against the wood, and you are running an electric heat source across a combustible roof covering. On cedar we would rather fix the cause: attic insulation, balanced intake and exhaust ventilation, and ice-and-water membrane at the eaves and valleys when the roof is replaced.
Raking is the other winter hazard. Cold cedar is brittle, and a metal rake blade shears shakes off at the nail line and tears whole courses loose. If you rake, do it from the ground with a plastic blade and leave a couple inches of snow on the wood. For a serious ice dam, hire low-pressure steam, never a pressure washer or a hatchet.
Snow retention is usually less of an issue on cedar than on metal, because the rough texture grips snow instead of releasing it in a sheet. Where it does matter is a metal accent roof, porch roof or dormer dumping onto a cedar slope below. Snow guards go on the metal, so the cedar underneath is not taking that hit every thaw.
The Maintenance Schedule That Actually Extends a Cedar Roof
Most cedar roofs in Dane County die of neglect, not age.
Every fall and spring: clear leaves and needles off the roof, out of the valleys and out of the gutters. Trapped debris is the number one killer. Trim branches back so sun and air reach the wood.
Every 3-5 years: soft wash at low pressure with a cedar-safe cleaner (oxygen bleach or sodium percarbonate products are gentler than chlorine), then apply a penetrating oil-based preservative with a mildewcide and UV inhibitor. Oil soaks in. Film-forming stains and paint trap moisture and cause failure.
Ongoing: zinc or copper strips near the ridge slow moss regrowth on chronically shaded slopes.
Every year, from the ground: look for dark streaks at nail heads, cupped or missing shakes, sagging lines, and any moss patch that looks like a sponge.
Can you do it yourself? The treatment, sometimes. The walking, we would rather you didn't. Wet or mossy cedar is genuinely slick, old dry cedar breaks under a heel, and most of these roofs are steep. Doing your own cleaning does not void anything on our end. Pressure washing or chlorine damage is not something any contractor will warranty, and it is the fastest way to turn a 35-year roof into a 20-year roof.
Woodpeckers and insects follow the same rule. Fresh cedar's oils make it fairly bug-resistant. Old, wet, moss-covered cedar hosts the insects that bring the birds, usually on fascia and trim rather than the roof field. Keep the wood clean, dry and treated and most of that problem goes away.
When Restoration Beats Replacement, and When It Does Not
Restore when: the field is 70-85% sound, shakes still have thickness at the butts, fasteners are stainless and holding, the sheathing is solid, and the trouble is concentrated in valleys, flashings and one or two slopes.
Replace when: shakes are broadly thin, cupped and splitting; you see daylight or feel soft spots in the deck; the original install used galvanized nails that are failing; the roof was laid on solid decking with no ventilation; or you are past 30 years with no maintenance history. At that point, restoration money is money you spend twice.
About those bright new shakes
The honest answer on patch appearance: new western red cedar starts honey-amber and takes roughly 3-5 years of Madison weather to gray in, longer on a shaded north slope. So we plan repairs around it. We salvage sound shakes off a hidden slope (back of the garage, a rear dormer) and use those on the street-facing repair, then put the brand new wood where nobody looks. A graying or weathering stain knocks most of the orange down in a few weeks if you want it closer sooner. Two examples from our own files. A 1920s Nakoma Tudor: shaded north slope replaced in heavy tapersawn cedar with a ventilation mat and stainless ring-shank nails, south slope soft-washed, spot-repaired and treated. Owner spent about half of a full replacement and bought the south slope another decade. A late-1990s home on the far west side: cedar nailed straight to solid decking, galvanized fasteners, moss to the ridge. Full tear-off at 22 years. That roof should have made 35.

Why Most Roofers Won't Touch Cedar, and What to Ask One Who Will
Cedar is a low-volume specialty trade with a steep learning curve, so most crews avoid it. Some say yes anyway. Ask these:
- How will you ventilate the back side of the wood? (Spaced sheathing or a ventilation mat. There is no third answer.)
- What fasteners? (Stainless. If they say galvanized, walk.)
- What exposure and keyway spacing, and why? (They should quote numbers without hesitating.)
- Grade and species? (Western red cedar, Certi-label No. 1 Blue Label shingles or heavy tapersawn/hand-split shakes.)
- Felt interlayment between shake courses?
- Do you pressure wash cedar? (Correct answer: no.)
- Can I see a cedar roof you installed at least five years ago?
- What is the written workmanship warranty in years, who honors it, and what voids it?
- Is the cedar crew in-house or subcontracted, and are they on your worker's comp?
- Who pulls the permit, and what is your Wisconsin DSPS Dwelling Contractor Certification number?
Our answers, since we are asking you to demand specifics: our cedar work runs through one lead installer, Dave, who has been on wood roofs for more than twenty years, with the same small crew behind him. Our written workmanship warranty on cedar is 10 years, in the contract, covering fastening, exposure, interlayment, flashing and ventilation details. The wood itself carries little meaningful manufacturer warranty unless it is treated, so workmanship is what you are actually buying. Pressure washing, film-forming coatings, foot traffic damage from satellite or gutter crews, and years of sitting debris will void a cedar workmanship warranty almost anywhere, including here. Composite shakes are the opposite: limited manufacturer warranties commonly in the 30-50 year range, plus our labor warranty on top.
Vague answers are your signal. Cedar hides poor workmanship for years, then several problems surface at once.
Madison Historic Districts: Call Before You Order Material
If your home sits in a City of Madison locally designated historic district, changing exterior roofing material generally requires Landmarks Commission review and a Certificate of Appropriateness before work starts. The local districts are Mansion Hill, Third Lake Ridge, University Heights, Marquette Bungalows and First Settlement, plus individually designated landmarks.
Call the City of Madison Planning Division and ask for the Preservation Planner before you order anything. Two things surprise people: National Register listing alone usually does not restrict your material choice, and a synthetic shake is sometimes approvable and sometimes not, depending on the district and how visible the slope is.
Cedar Shake Replacement vs Synthetic Shake: Price Both
Before you commit to real cedar again, get a number on composite shake. Modern polymer and composite products give you a convincing cedar shadow line with Class 4 impact resistance, Class A fire ratings on many systems, long limited warranties, and no cleaning or treatment cycle.
Real cedar still wins on authenticity, and on some homes it is what a preservation review expects. We price both, plus metal roofing when it suits the house, so you can compare 40-year cost of ownership instead of just install cost.
On resale, be realistic both directions. On a Tudor, Colonial Revival or shingle-style home in Nakoma, University Heights or Maple Bluff, cedar or a good synthetic protects the character buyers are paying for. On a 1990s subdivision home, buyers rarely pay a premium for cedar, and an aging wood roof shows up in the inspection report and sometimes in the buyer's insurance quote.
Hail and Wind Damage on Cedar
Cedar damage does not look like asphalt damage, and that costs Wisconsin homeowners money on claims. Adjusters are trained to look for asphalt bruising and granule loss. On cedar they should be documenting fresh splits with sharp light-colored edges, splits through the nail line, broken corners, impacted keyways, and a pattern spread across all slopes rather than clustered where a branch fell.
