  3. Ice and water shield, a self-adhering membrane at eaves, in valleys and around penetrations, run far enough up-slope to clear the interior wall line

That membrane is the first thing a cheap bid trims. If one number comes in noticeably low, check whether it specs synthetic underlayment across the whole deck and more than a token single course of ice and water shield.

On the interior side: whether your policy pays for the stained drywall, the paint and the wet insulation depends on your policy language. Many policies cover sudden water damage from ice backup, some limit or exclude it, and mold coverage is usually capped. Photograph everything before you touch it, keep the wet insulation until it is documented, and call your agent. Fall checklist: clear the gutters before the first freeze, check attic insulation depth and make sure soffit vents are not stuffed with insulation, and look at pipe boots, which crack around year 12-15 and cause leaks people blame on the shingles.

Gutters, fascia and siding belong in the same inspection

Freeze-thaw wrecks gutters here. If yours overflow every thaw, the cause is usually pitch, undersized 5-inch troughs on a big roof, or ice, not leaves. Once water spills behind the trough, the fascia rots, hangers loosen and the next ice load pulls the whole run off the house. Gutters and fascia are frequently hail-damaged and frequently left off an initial claim scope. We measure and document them with the roof.

Siding is the same story. Hail that fractures shingles often cracks siding on the same elevation. Older aluminum dents visibly. Vinyl from the 80s and 90s goes brittle with UV age and cracks or punches through, and those cracks are usually only visible at a low angle in raking light, so they get missed constantly. If your roof took hail, the storm-facing walls probably did too. Get both inspected and claimed as one loss. Financing: we work with third-party lenders, and what is available depends on the lender and your credit tier. Promotional deferred-interest and low-payment terms exist at some tiers, but we will not promise you a rate we do not control. Two straight answers to the questions people are too polite to ask. Most lenders start with a soft-pull prequalification and only do a hard pull when you accept, but confirm that on the application before you submit.
