On a house, usually yes. Standing seam hides its fasteners under the seam, so there are no exposed rubber washers to dry out and weep in 15-20 years. You pay more up front and, per the manufacturer literature we spec from, you typically get 40-70 years with almost no maintenance. On a barn, machine shed or pole building where budget matters more than looks, exposed-fastener corrugated or ribbed panel is a perfectly honest choice.

Short version: if it is your house and you want a roof you never think about again, go standing seam. If it is a barn, machine shed, pole building or detached garage and the budget has to stretch, corrugated or ribbed exposed-fastener panel is the smart buy.
The reason comes down to one thing, and it is not the look. It is where the screws are.

The real difference: concealed fasteners vs exposed fasteners
Standing seam panels are fastened with hidden clips. The clip screws to the decking, the next panel's leg locks over it, and the seam is either snapped together or mechanically seamed with a machine. Nothing holding the roof down is exposed to weather. Water runs over a raised rib, never over a screw head.
Corrugated and ribbed panels are screwed straight through the face of the metal. Each screw has a neoprene (rubber) washer that seals the hole. A typical shed roof has hundreds to a few thousand of them. Every one is a hole in your roof that stays watertight only as long as that washer stays compressed and flexible.
That is the whole ballgame. Everything else about durability, price and maintenance flows from concealed versus exposed.
Why exposed fasteners eventually loosen here
Metal expands and contracts. A long panel on a 95 degree July afternoon is measurably longer than the same panel at 10 below in January. Standing seam clips let the panel float. An exposed screw cannot float, so the panel works against the screw shank year after year.
Add freeze-thaw cycling, UV on the rubber, and installers who overdrive screws (the number one shortcut we find, it dishes the metal and squeezes the washer out of shape) and you get slow weeping around fasteners.
That is not a defect. It is normal and expected. It just means an exposed-fastener roof is a maintenance roof, and standing seam mostly is not.

Those service-life figures come from manufacturer literature and Metal Construction Association material, not from us picking round numbers. Real-world life still depends on install quality, ventilation and exposure.

What it actually costs in south-central Wisconsin
Per-square-foot numbers are useless until you convert them, so here is the conversion.
Roof surface is not the same as house footprint. A 1,800 square foot ranch with a simple gable at a common pitch has roughly 2,100-2,300 square feet of roof, call it 21-23 squares (a "square" is 100 square feet).
On that house:
- Standing seam: roughly $12-$20 per square foot installed, so commonly $27,000-$43,000.
- Exposed-fastener ribbed panel over decking and underlayment: roughly $5-$10 per square foot, and on a house it lands at the top of that range, so commonly $14,000-$22,000. Over open purlins on an ag building it lands at the low end.

Cut-up two-stories, steep pitch, dormers, multiple valleys, curved seams and heavy trim work push past those ranges. These are ranges from jobs we have actually done, not a quote on your roof.
What happens if we find rotted decking
This is the line item that surprises people, so we price it before we start. Once the old roof is off, any sheathing that is soft, delaminated or rotted at the eave has to come out. We write a per-sheet unit price for 7/16 OSB or plywood into the contract, commonly in the $75-$125 per sheet installed range depending on access and pitch, and we show you the bad sheets before we replace them. Typical Madison-area re-roof: zero to a handful of sheets. Homes with a long ice dam history or a leak that got ignored: more.
A contractor who cannot tell you what a replaced sheet costs is a contractor who is going to hand you a surprise on invoice day.
Tear-off or layover? Can metal go over shingles?
Sometimes, and this question changes your price more than panel style does.
A layover means new metal installed over the existing shingles, usually on furring strips or hat channel so the panel has a flat plane to sit on. It saves tear-off labor and dumpster fees, and there are legitimate applications for it.
Here is when we will not do it:
- There are already two layers on the roof. Wisconsin's dwelling code and most local building departments cap total roof coverings, and stacking a third is not happening.
- The shingles are cupped, buckled or uneven. Metal telegraphs everything under it.
- There is any sign of past leaking, stained decking, soft spots underfoot or sagging between rafters.
- The panel manufacturer's warranty language does not permit it over an existing covering.
- We cannot verify the condition of the sheathing. That is the big one.
The cheapest metal bid you get is often a layover, and it may not say so plainly on the estimate. Ask directly. A layover buys you a new roof surface while leaving whatever is happening under it completely unknown, and on a house that has been through a couple of Wisconsin ice dam winters, that is a real gamble.

Which belongs on a Madison house, and which belongs on a barn
Standing seam is a residential and light commercial product. Corrugated and ribbed panel is an agricultural and outbuilding product that occasionally shows up on cabins and modern-farmhouse builds where the look is intentional.
On homes we install standing seam over solid decking with synthetic underlayment and ice-and-water shield at eaves and valleys. That assembly handles ice dams, wind-driven rain and blowing snow. Here is how we approach it on our residential metal roofing page.
On ag buildings, exposed-fastener panel over purlins has been the standard for a century for good reason. Fast, strong across open framing, repairable with a screw gun, and when a loader clips a corner you replace one panel. We handle those through our commercial and agricultural roofing side.
Where we push back is putting a barn roof on a house to save money. We re-roofed a Verona farmhouse where a previous owner had done exactly that: 29 gauge ag panel, exposed screws, no ice-and-water shield. Mid-slope the panel was fine. At the eave, where the ice dam parked every February, the screws had worked loose and rot had gotten into two courses of decking plus the fascia. The cheap roof cost more than the right one would have.
Wisconsin performance: snow, gutters, ice dams, freeze-thaw
Both shed snow better than asphalt. Standing seam sheds it best, because the surface is unbroken and slick with no screw heads to catch a slab of wet snow.
That shedding has a downside people do not think about until March.
- Sliding snow attacks gutters. A releasing slab will bend hangers, roll a gutter outward or tear a run right off the fascia. On metal we use heavier-gauge gutter, tighter hanger spacing, and snow guards positioned above entries, walkways, gas meters, driveways and the gutter runs that take the most sun. Gutter guards do not stop that load. Heat cable is a targeted fix for a stubborn dam or shaded valley, not a replacement for attic work.
- Snow guards are not optional in the wrong spot. We locate them before ordering panels so the clips match the seam profile.
- Ice dams still happen. Metal reduces the risk. If your attic is under-insulated and poorly vented, you will still get ice at the eave. Fix the attic while the roof is off. It is the most-skipped step in Wisconsin re-roofs.
- Low pitch needs respect. Standing seam works on pitches shingles cannot. Exposed-fastener panel on a low pitch is asking for trouble, because water sits and finds screw holes.
- Wind. Mechanically seamed standing seam is the strongest wind assembly we install.

Will it rust? Galvalume, cut edges and road salt
Modern steel panels are Galvalume, an aluminum-zinc coating over steel. It resists corrosion better than older galvanized, and the zinc in the coating sacrificially protects cut edges, which is why a sheared panel end does not immediately bleed rust.
Where we get careful is constant moisture. Eaves where snow sits for weeks, damp valleys, and homes fronting a heavily salted road all stress cut edges. That is why quality panels get hemmed (the edge folded back on itself) at eaves and rakes instead of left raw, and why trim details should keep cut ends out of standing water. Where a building sits in near-permanent damp (livestock buildings, heavy tree cover), we recommend aluminum, which does not rust at all, though it dents a little easier than steel.
On exposed-fastener roofs, use quality coated fasteners, not the bargain bucket.
Hail dents, insurance and cosmetic exclusions
Hail can dent any metal roof. A dent is cosmetic, not a leak, and that distinction is where insurance claims get interesting.
Heavier gauge resists better, and a striated or pencil-ribbed pan hides small dings dramatically better than a wide flat pan, because the eye reads the lines instead of the surface. Many metal systems carry a UL 2218 Class 4 impact rating, the top impact classification.
Two things to ask your agent before you order panels:
Will you credit me for a Class 4 impact-rated metal roof? Some Wisconsin carriers do offer a discount for impact-resistant or non-combustible roofing. Others offer nothing. It varies by carrier and by policy form, so get the answer from your own agent in writing rather than from a roofing salesperson. We will hand you the manufacturer's rating documentation to submit.
Does my policy have a cosmetic damage exclusion? On the declarations pages homeowners hand us, we regularly see wind and hail cosmetic damage exclusions and endorsements attached. Look for that language by name. If it is there, dented panels after a hail event are your problem, not the carrier's, and that may change which panel and gauge you pick.
Metal is generally straightforward to insure. What we do not do is promise you a premium reduction, because we do not write your policy.

Gauge, coatings, warranties and long-term color
Two metal roofs can look identical on day one and be 20 years apart in lifespan. Three specs and one document tell you which is which.
Gauge. Lower number is thicker. Residential standing seam is commonly 24 gauge, sometimes 26. Ag panel is 26 or 29. A 29 gauge panel is fine on a machine shed and a poor choice on a house.
Paint system. PVDF (Kynar 500) is the premium fluoropolymer finish. Published manufacturer warranties on it typically run in the 30-40 year range against chalk, fade and film failure. SMP (silicone-modified polyester), the cheaper finish common on ag panel, is usually published around 20-30 years, and it chalks and fades sooner on south and west exposures.
Substrate warranty. Galvalume steel typically carries a separate published warranty against perforation from corrosion, commonly in the 25-40 year range. It is a different document than the paint warranty. Get both.
Color years from now. Expect some gradual fade, more with SMP than with PVDF, and more on the sun-beaten slopes. If you damage a panel in year 15 and need one replaced, a new panel in the same color name will not perfectly match a weathered one. That is physics, not a defect. We record the manufacturer, color name and coil run on your paperwork, and we recommend keeping two or three leftover panels and a couple of trim pieces in the barn or garage rafters. Discontinued colors are the real risk, so on a long-term home we lean toward mainstream colors a manufacturer will still be running in 20 years.
Workmanship. Material warranties do not cover a bad install, and almost every metal roof leak we get called to fix is a flashing or fastener issue, not a panel issue. Ask every bidder to put their labor warranty term in writing on the estimate. Ours is on the proposal in plain language before you sign.
HOA, historic districts and permits
Check your restrictions before you order panels. Custom-color metal is a non-returnable special order.
Parts of Madison sit in local historic districts (Mansion Hill, Third Lake Ridge, University Heights and others), where exterior changes go through the Landmarks Commission and a modern standing seam profile may need approval or may not be approved at all. Some deed-restricted subdivisions in Madison, Middleton, Waunakee, Sun Prairie and Verona have covenants that name allowed roofing materials, and metal is occasionally excluded outright.
Rural and township properties usually have none of this, which is one reason metal is so common outside the city.
Permits differ between the City of Madison, Fitchburg, Sun Prairie, Verona and unincorporated Dane County townships. We pull the permit and meet the inspector so you do not have to chase it.
How to vet whoever bids your metal roof
Metal is unforgiving. A bad shingle install leaks in five years, a bad metal install leaks in one. Ask every bidder, including us:
- Wisconsin credentials. Work on one and two family dwellings requires a Dwelling Contractor Certification, with a Dwelling Contractor Qualifier credential held by a person at the company, through Wisconsin DSPS. Ask for the numbers.
- Insurance proof, from their agent. A certificate of general liability and workers compensation sent directly from the insurance agency, not a PDF forwarded from the salesperson.
- Roll-formed on site or shipped? Site roll-forming lets us run continuous panels eave to ridge with no seam across the slope, which matters a lot on longer runs. Shipped panels are fine on shorter slopes but come with shipping damage risk and fixed lengths.
- In-house crew or subbed out? Not a dealbreaker either way, but you should know who is on your roof and who warranties the labor. Ask whether the same crew does metal every week or mostly shingles.
- Who handles the flashings? Chimneys, sidewalls, skylight curbs and pipe penetrations are where metal roofs fail. Ask how they detail them. Vague answers tell you a lot.
Myths worth clearing up
Lightning. Metal does not attract lightning. Height, terrain and nearby trees decide where a strike lands. Metal is non-combustible and spreads energy across a large conductive surface, so a strike is generally less likely to start a fire than one hitting asphalt over a wood deck.
Noise. Metal on solid decking with underlayment, attic insulation and drywall below is not loud. The tin-roof-in-a-downpour memory comes from panels screwed to bare purlins with nothing underneath. That is a shed, not a house.
Condensation. Real, but it is a ventilation problem, not a metal problem. On ag buildings we use a vapor barrier, factory drip-stop membrane, or proper ridge and eave venting. On homes, a properly vented attic solves it.
Summer heat. Reflective cool-roof pigments in PVDF finishes bounce a meaningful share of solar energy, and light colors help more than dark. Honest limit: attic insulation and air sealing move your cooling bill far more than panel color does.
Solar, maintenance and walking on it
If solar is anywhere in your plans, standing seam wins outright. Seam clamps (S-5! style) grip the raised seam mechanically, so racking mounts with zero holes in your roof. Same for snow guards and pipe supports. On exposed-fastener panel, every attachment is another penetration.
Maintenance is simple. Standing seam: keep debris out of valleys, check sealant at penetrations every few years, no fastener resealing. Exposed-fastener panel: inspect fasteners around year 10, plan a reseal or full screw replacement somewhere in the 15-25 year window. On a Sun Prairie machine shed we serviced, we pulled every screw in year 18 and went up one size with fresh washers. Half a day, roof still going.
Walking on it: on standing seam, step in the flat pan next to the seam, never on the seam. On exposed-fastener panel, step over a purlin. Tell your HVAC or chimney tech that before they go up, or call us and we will do it.
Choose standing seam if / choose corrugated if
Choose standing seam if:
- It is your primary residence and you plan to stay 10 or more years
- You want the longest service life with essentially no fastener maintenance
- You have low pitch, complex valleys, or a history of ice dams
- Solar is on the table now or later
- Curb appeal and resale matter
Choose corrugated or ribbed exposed-fastener if:
- It is a barn, machine shed, pole building, lean-to or detached garage
- Budget is the deciding factor
- Framing is open purlins and adding decking is not in the plan
- You are fine resealing or replacing fasteners once in the roof's life
- You want a panel that is cheap and easy to repair after equipment damage
