What Is Built-Up RoofingSEC 01 / 06

The roof that's stood the test of time.

Built-up roofing, BUR, has protected flat and low-slope commercial buildings for over a century. Its strength is simple: it's not one layer, it's many, bonded into a single thick membrane.

Multiple plies

Layers of reinforcing felt are bonded with bitumen into one membrane. If one layer is compromised, others still protect, that's the redundancy BUR is known for.

Tough surfacing

A top layer of gravel or a reflective cap shields the membrane from sun and foot traffic, taking the wear so the waterproofing layers don't have to.

Built for flat roofs

BUR is purpose-made for the large, low-slope roofs found on commercial, industrial, and institutional buildings, where ponding and traffic are realities.

Why it's still specified today: BUR's multi-ply construction gives it a long, proven track record and excellent resistance to water and wear. It remains a trusted choice where durability and a time-tested system matter more than the latest trend. Where BUR fits →
Why Choose BURSEC 02 / 06
A Buckshot commercial roofing project

When redundancy and durability come first.

BUR isn't the right answer for every building, and we'll tell you honestly when it is. It tends to make the most sense when:

  • You want proven redundancy, multiple waterproofing layers instead of relying on one.
  • The roof sees foot traffic, the gravel or cap surface stands up to wear well.
  • Durability is the priority, BUR's track record on commercial roofs spans decades.
  • You're matching an existing system, repairing or replacing a BUR roof in kind.

Commercial Roofing Done Right

A demanding system installed by people who answer to us.

Built-up roofing is labor-intensive and detail-driven, the plies, the bitumen, and the flashing all have to be done right for the system to deliver. We bring that with our own crews and a family-owned company's accountability, not a rotating cast of subcontractors.

Our own crews

No subcontracting. The people on your roof work for us, so quality stays consistent.

Install, repair, restore

New BUR systems, targeted repairs, and restoration or recoating to extend roof life.

Detail-driven work

Flashing, edges, drains, and penetrations done properly, where flat roofs fail first.

Minimal disruption

We plan around your operations to keep your business running during the work.

Any insurance carrier

Storm or damage claim? We document it and work with any carrier on the repair.

Family-owned since 1979

A long track record and a name that stands behind the work for the long haul.

Repair, Restore, Or Replace?SEC 04 / 06

Not every roof needs to be torn off.

A full tear-off is expensive and disruptive, so we don't recommend one unless it's truly needed. For your BUR roof, we'll give you the honest call:

  • Repair when leaks or damage are localized, we fix the problem areas and flashing.
  • Restore or recoat when the membrane is sound but aging, to add years before replacement.
  • Replace when the system has truly reached the end of its service life.
  • Storm damage documented for your insurance claim; we work with any carrier.

Q.01What is built-up roofing (BUR)?+
BUR is a multi-ply commercial roofing system, layers of reinforcing felt bonded with bitumen and topped with gravel or a reflective cap. The multiple layers give it redundancy: if one is compromised, others still protect the building. It's a time-tested choice for flat and low-slope roofs. More on BUR →
Q.02What does a built-up roof cost?+
It depends on your building's size, roof condition, the number of plies, surfacing, and access, so a single online figure would mislead. We provide a real, itemized proposal after a free on-site assessment. Free assessment →
Q.03Is BUR better than TPO or EPDM?+
Neither is universally "better", they suit different buildings. BUR offers multi-ply redundancy and a long track record; single-ply membranes like TPO and EPDM offer other advantages. We'll assess your roof and recommend the right system honestly, not just push one. Compare TPO →
Q.04Can you repair or restore my existing BUR roof?+
Yes. We repair localized damage, restore or recoat aging membranes, and replace systems that have reached end of life. Often a repair or restoration buys you years before a full replacement is needed, and we'll tell you honestly which you need. Repair or replace →
Q.05Will the work disrupt my business?+
We plan commercial projects around your operations to keep disruption to a minimum, coordinating timing, access, and safety so your building keeps running while we work. We'll lay out the plan in your proposal.
Q.06Do you handle storm damage and insurance?+
Yes. We document storm or damage to your commercial roof for your claim and work with any insurance carrier. Coverage and approval are determined by your insurer and policy. Commercial repair →
