    Six things that decide your price.

    Two homes the same square footage can quote thousands apart. Here's what actually drives the difference, so you can read any estimate critically.

    Roofing squares

    Price is by roofing square (100 sq ft of roof surface), not your home's footprint. Pitch and overhangs make the roof larger than the floor below it.

    Pitch & complexity

    Steep and cut-up roofs cost more to install safely. Dormers, multiple valleys, and steep slopes add labor and time.

    Existing layers

    A two-layer tear-off means more disposal weight and labor. Code caps roofs at two layers, so a third job is always a full tear-off.

    Decking condition

    Rotted or water-damaged decking boards are replaced at a per-board rate, quoted up front. Sound decking stays; only bad boards add cost.

    Shingle tier

    HDZ (standard), UHDZ (premium), Camelot II (designer), or metal. The material you pick is one of the biggest single levers on price.

    Flashing & details

    Chimney, skylight, and pipe-boot flashing are priced separately. Ice and water shield beyond code minimum is included on every Buckshot roof.

    Ridge vent & ventilation

    Included on every replacement, required for GAF warranty validity in this climate.

    Permit & final inspection
