What Moves Your NumberSEC 02 / 07

Six things that decide your price.

Two homes the same square footage can quote thousands apart. Here's what actually drives the difference, so you can read any estimate critically.

Roofing squares

Price is by roofing square (100 sq ft of roof surface), not your home's footprint. Pitch and overhangs make the roof larger than the floor below it.

Pitch & complexity

Steep and cut-up roofs cost more to install safely. Dormers, multiple valleys, and steep slopes add labor and time.

Existing layers

A two-layer tear-off means more disposal weight and labor. Code caps roofs at two layers, so a third job is always a full tear-off.

Decking condition

Rotted or water-damaged decking boards are replaced at a per-board rate, quoted up front. Sound decking stays; only bad boards add cost.

Shingle tier

HDZ (standard), UHDZ (premium), Camelot II (designer), or metal. The material you pick is one of the biggest single levers on price.

Flashing & details

Chimney, skylight, and pipe-boot flashing are priced separately. Ice and water shield beyond code minimum is included on every Buckshot roof.

How shingle tier changes the cost.

Relative pricing on the same home. The right tier balances budget, curb appeal, and how long you plan to stay.

Best value
Standard

Timberline HDZ

Baseline
benchmark price

The most-installed architectural shingle. Strong wind and algae resistance, eligible for the 50-year System Plus warranty. The right call for most homes.

Premium

Timberline UHDZ

+15โ€“20%
over HDZ

Deeper shadow lines and richer color. Worth it on character homes or if you're selling within five years and want curb appeal.

Designer

Camelot II

Premium
designer tier

Cedar-shake look, 30% heavier, impact resistant. A distinctive upgrade for higher-value homes that want the premium appearance.

Long-term

Standing seam metal

2โ€“3x
asphalt cost

Highest upfront, but a 40-70 year lifespan can outlast two asphalt roofs, and it sheds snow and ice, reducing ice dams.

What the Price IncludesSEC 04 / 07

A real quote is more than shingles.

The cheapest bid often leaves things out, then adds them on install day. A complete Buckshot estimate is line-itemed and includes all of this.

Full tear-off & disposal

Old roofing removed to the deck and hauled away, no layering over the problem.

Decking inspection

Every board checked after tear-off; rotted sections replaced at a quoted per-board rate.

Ice & water shield

Installed beyond code minimum, at all eaves, valleys, and every penetration.

Synthetic underlayment

Full-deck coverage under the shingles, not the old felt paper.

Ridge vent & ventilation

Included on every replacement, required for GAF warranty validity in this climate.

Permit & final inspection

We pull every required permit. WI Lic. DC-080900045. Skipping it can void your insurance.

Magnetic cleanup

Two full nail-sweeper passes across your yard, drive, and landscaping.

50-year warranty

GAF System Plus, non-prorated and transferable, only through a Master Elite contractor.

Who Actually PaysSEC 05 / 07

The sticker price isn't always what you pay.

Two things change the real cost to you: an insurance claim, or financing. Both can put a new roof within reach without draining savings.

Insurance

Storm damage? You may pay only your deductible.

If hail or wind damaged your roof, a claim often covers full replacement. Wisconsin deductibles typically run $1,000 to $2,500, and we bill your insurer for the rest. We document the damage, attend the adjuster meeting, and make sure the approved scope is complete.

$4,200$22,000

Real Sun Prairie claim: an initial $4,200 repair offer reopened and settled at $22,000 for a full replacement after our documentation.

Financing

Or spread it out with monthly payments.

Not a storm claim? You don't have to pay the whole roof at once. Through Service Finance Company we offer low monthly payments and 0% promotional options, so a mid-size roof can land in the low-$100s to low-$200s a month instead of one large check. Checking your rate won't affect your credit.

Frequently asked questions.

Free written estimate ยท Mon to Sat 8AM to 5PM
Q.01How much does a new roof cost in Wisconsin?+
Most residential replacements run $7,500 to $22,000+ depending on home size, pitch, existing layers, and material. A typical mid-size home with GAF Timberline HDZ lands around $11,000 to $15,500. The estimator above gives a ballpark; a free written estimate gives the exact number for your home.
Q.02Why is my quote different from a neighbor's?+
Roofing squares (not floor area), pitch, the number of existing layers, decking condition, shingle tier, and flashing work all vary house to house. Two homes the same size can differ by thousands. That's why we line-item every estimate so you can see exactly what you're paying for.
Q.03Does insurance cover a roof replacement?+
If the damage is from a covered event like hail or wind, often yes, frequently the full replacement minus your deductible (typically $1,000 to $2,500 in Wisconsin). We document the damage, attend the adjuster meeting, and coordinate the claim. See insurance claims →
Q.04Can I finance a new roof?+
Yes. Through Service Finance Company we offer low monthly payments and 0% promotional options, so you can spread the cost instead of paying all at once. Checking your rate won't affect your credit. See financing →
Q.05Is a cheaper quote a good deal?+
Not always. The lowest bid often leaves out ice and water shield, proper underlayment, ridge venting, decking allowance, or a permit, then adds them on install day or skips them entirely, which voids your GAF warranty. Compare what's included, not just the bottom line. See what a real quote includes →
Q.06Should I repair instead of replace to save money?+
If your roof is under about 12 to 15 years old with isolated damage, a repair is the cheaper, correct call, and we'll tell you so. If it's older or failing in multiple areas, repeated repairs cost more than a replacement over time. Compare roof repair →
Q.07Is the estimate really free?+
Yes. The inspection and written estimate are free with no obligation. We document your roof, show you the line items, and you decide. There's no charge and no pressure to hire us.
